I also have access to ALL other properties on the AZMLS, multi list service, so as I search properties for you, you know that nothing gets missed!
As a seasoned real estate buyer and investor, I'm sure you are aware that my Buyer's Agent services are free of charge to you, the Buyer! My commission is always paid by the Seller as a function of closing costs.

Buyer’s Agent Standard of Excellence RE Services: A Step-by-Step Approach….
· Listen to YOUR Wants & Needs for a Thorough Understanding
· Search for Properties meeting YOUR criteria
· Preview Properties and Provide Feedback/Info. to YOU in advance
· Schedule efficient Tour of Homes of Interest
· Conduct Tour noting YOUR likes & dislikes
· Solicit & note feedback, research for more data on homes of interest
· Provide Client with Mortgage Broker contact(s)
· Coordinate with Mortgage Broker to make sure Client has PreApproval In hand and Loan Status Report completed and signed
· Make recommendations for offer(s), gain Client approval
· Structure offer(s) to protect Client interests, wishes & finances
· Submit offer(s) & negotiate with Seller’s & Seller’s Broker
· Solidify Terms and Conditions, Submit Counteroffer(s) & Negotiate
· Secure Agreement between Buyer and Seller
· Make recommendations to Buyer for Home and Pest Inspections
· Order Inspections
· Supervise Inspections while in progress
· Convey results to Buyer
· Review, Prioritize, submit request for repairs on Buyers behalf

· Secure multiple bids from vendors and trades for work not performed by Seller

· Manage the work and insure timely completion & quality
· Work with Lender on daily basis to make sure loan is proceeding
· Communicate with Buyer DAILY to insure you are “in the know” at all times
· Follow-up with Sellers agent to make sure their scope of work is done on time
· Conduct final walk-thru
· Consult with Realty Executives Broker’s Office to insure all is in order
· Assist Buyer in transfer of utilities from Seller to Buyer
· Attend Signing and Close of Escrow
· Follow-up after COE to insure Client has all documents and needs taken care of
Additional Services to Assure Client’s Satisfaction and Low Stress Level:
· Assist with and/or make travel arrangements; flights, car, hotel for all trips
· Make babysitting or pet sitting arrangements as necessary
· Make dinner reservations as necessary
· Provide city, demographic and area information prior to visit
· Prep client on what they will see, hear and do prior to first visit
· Communicate at every step to make sure client understands everything in a proactive way
· If renovations are desired or required, secure multiple bids from responsible contractors for any and all work required before and/or after COE
· Provide Client with multiple quotes for landscape, pool and any other required services
· Assist with Service Bid reviews, make recommendations
· Assist with Project Management and coordination of services.
· Solicit feedback from Client regarding contractor’s quality and service
· Keep in touch regularly to make sure Client satisfaction remains high
Additional Services for Investors:
· Before COE, put Client in contact with top notch professional Property Managers
· Assist Client with interviews and services of Property Managers
· Prepare Turnover Package with all pertinent info to Property Manager
· Provide Client with input for Property Marketing
· Provide Client with rental comparisons and data fro similar properties/area
· Provide Client Financial Analysis; CAP rate, Cash on Cash return etc.
· Assist Client in any other service desired
Home Furnishing and Decoration:
As an out-of-state Buyer, your time is limited so Sandy Fisher can direct any and all furnishing and decoration activities; working with YOU in accordance with your tastes and within YOUR budget to select, procure, deliver, setup and arrange all furnishings so that your home is ready for YOU when you need it!
